Standard Operating Procedures
Disclosure Overview
Pursuant to New York State law, Roche NYC LLC (d/b/a Roché) is required to publish its Standard Operating Procedures (“SOPs”) regarding prospective clients. These SOPs are provided for informational purposes only and do not constitute an agreement or obligation to provide brokerage services.
1. Prospective Clients
Prospective clients are not required to provide identification, financial information, or proof of pre-approval solely to view a property or engage in an initial consultation with Roche NYC LLC (d/b/a Roché).
However, such information may be requested at a later stage in the process, particularly where necessary to facilitate a transaction, prepare or submit an offer, or comply with legal or contractual obligations.
2. Identification
While identification is not required for initial engagement, Roche NYC LLC (d/b/a Roché) reserves the right to request valid government-issued identification at an appropriate point in the transaction process, including but not limited to prior to scheduling property showings or preparing formal offers.
3. Proof of Funds / Pre-Approval
Prospective buyers are not required to provide proof of funds or mortgage pre-approval to begin working with Roche NYC LLC (d/b/a Roché) or to view properties.
However, proof of funds or pre-approval may be required prior to:
Submitting an offer
Presenting an offer to a seller
Scheduling certain showings where required by a seller or building
4. Exclusive Broker Agreements
Prospective clients are not required to enter into an exclusive brokerage agreement with Roche NYC LLC (d/b/a Roché) as a condition of viewing properties or receiving initial services.
Exclusive representation agreements may be discussed and executed at a later stage, where appropriate and in accordance with client needs and New York law.
5. Disclosure of Compensation
Broker compensation may vary depending on the transaction and is typically disclosed in accordance with applicable laws, listing agreements, or other contractual arrangements. Any compensation terms will be clearly communicated and agreed upon in writing where required.
6. Fair Housing Compliance
Roche NYC LLC (d/b/a Roché) is committed to equal housing opportunity and complies with the Fair Housing Act, as well as all applicable federal, state, and local anti-discrimination laws.
All prospective clients are treated equally and without regard to protected characteristics.
7. No Obligation
Nothing in these Standard Operating Procedures shall be construed as creating an agency relationship or obligating Roche NYC LLC (d/b/a Roché) to provide brokerage services. Any such relationship must be established through a separate written agreement.
8. Updates
These Standard Operating Procedures may be updated from time to time in accordance with applicable law and business practices.
